Frequently Asked Questions

Do I need a sprinkler system, or does my building qualify for an alternative/exemption ?

Sprinkler requirements are driven by occupancy classification, building height, floor area, and the specific edition of NFPA 13, 13R, or 13D that applies to your project. In many cases, a detection-only fire alarm system, compartmentation, or another equivalent protection strategy can satisfy the intent of the code under an equivalency provision — but this requires a documented analysis and, in most jurisdictions, sign-off from the Authority Having Jurisdiction (AHJ).

Before assuming full sprinkler coverage is required (or that it isn't), have a licensed consultant review your occupancy classification and construction type against the current Florida Fire Prevention Code. This single determination often has the largest cost impact of any decision on a project. 

Why did the building department approve my plans but the fire marshal/ AHJ is rejecting them?

This is one of the most common and most frustrating scenarios we handle. Building and zoning departments review structural, accessibility, and land-use compliance; the fire marshal separately reviews life safety issues under NFPA 101 — egress capacity, travel distance, common path of travel, and number of required exits. A permit set can pass building review and still be denied at fire plan review because these two reviews are not evaluating the same code sections.

If you're facing this situation, the fastest path forward is usually a direct, documented response addressing the specific NFPA 101 deficiency cited — not a resubmittal that assumes the reviewer misunderstood the drawings.
